Significant value add efforts were completed to reposition considerable portions of the retail, improving the existing multifamily footprint, adding a new top-of-line multifamily project, bringing new office users to the project, and further cementing this microneighborhood’s live, work, play, stay attributes. Major improvements include a new town square with food vendors and upgraded streetscaping, a performance stage, a dog park, a new children’s playground, and public art installations, Major existing tenants include Amazon, General Dynamics, LA Fitness, REI and Cheesecake Factory.. Marous Brothers Construction was awarded the portion of the project that involved the adaptive reuse conversion of a former movie theater to a 75,000 SF Class-A creative office building now called “The Box Office”. Our crews provided selective demolition to open up and provide for large, efficient floor plates to accommodate a wide array of office users. The high glass-line ratio and extra tall 17-foot ceilings provide an unparalleled open environment with an abundance of natural light. 2000 +/- sf second floor terrace creates an outdoor walkout space for tenants overlooking the renovated town square. The box office lobby doubles as a communal two-story space complete with monumental central stair, sound system, and 4K UHD theater-quality projector for presentations and “all-hands” meetings. The converted cinema has 66,000 square feet of class A steel and glass and offers prime office space geared toward tech and creatives looking to find a home in Pittsburgh or expand their current footprint.
