Following six years of planning, design, and financial coordination, our Design-Build Group initiated extensive infrastructure work in late 2019 to set the stage for the primary construction efforts at Park Southern Apartments in Washington, DC. This transformative project focused on enhancing the 12-story building’s 360 affordable studio-, one-, and two-bedroom apartments with major interior upgrades, including new kitchens, bathrooms, flooring, and upgraded electrical panels. Each unit received new water-source heat pumps, while the central HVAC plant was upgraded to improve energy efficiency across the building. 

The renovations also prioritized accessibility and safety, incorporating UFAS and ADA upgrades, adding a fire suppression system to each apartment, and refurbishing all common areas, including a multi-purpose room for community use. This Design-Build project met the sustainability standards set by Enterprise Green Communities, ensuring the upgrades aligned with environmental requirements. By integrating modern amenities and sustainable practices, the project significantly improved the living conditions for residents while promoting a vibrant, inclusive community.
